How We Work: From First Call to Handover

Building work is a big decision. This page explains what usually happens when you work with DSB8, from your first message to handover, so you know what to expect. Your quote or contract sets out the exact terms for your job.

Tell us about your project

Fill in the quote form, call +44 7365 260440 or send us a WhatsApp message. We aim to reply by email or text within one working day to arrange a visit.

Your part: a few details about the job and, if you have them, photos or drawings.

A free visit to your property

We visit to inspect the job, take measurements and talk through what you want. Where something has gone wrong, such as damp or decayed timber, we look at what may be causing it, so the quote can deal with the cause where possible. Some problems only show once work starts. The visit is free and there is no obligation. If your project needs a specialist survey, such as a structural engineer's inspection, we tell you and quote it separately.

Your part: show us around and tell us what matters most to you.

Your written, itemised quote

Preparing your quote takes at least a week, and longer for larger projects, because we price each part of the work. Depending on the job, it shows:

✓  each part of the work, described and priced separately

✓  what is included, such as labour, standard materials, protection of the work areas, waste removal and a builders' clean at the end

✓  what is not included

✓  optional extras, priced separately so you can choose

✓  allowances for items you haven't chosen yet, such as tiles or a kitchen; the final cost goes up or down with what you choose

✓  services your project needs, such as building control or a structural engineer, as separate lines

✓  an estimated programme, including lead times for materials

You decide

Take your time and ask us anything. Nothing goes ahead until you accept the quote. We use either our written quote and terms, or a standard JCT building contract, depending on the project and on what you, your architect or your agent prefer.

Permissions and paperwork

Where it's part of our quote, we arrange building control and the consultants your project needs, such as a structural engineer, a planning consultant or a health and safety adviser. Their inspections and approvals follow their own timetable. If we think your project needs planning permission or listed building consent, we'll tell you. As our client, you are responsible for these consents unless we agree otherwise in writing, and they must be in place before work starts. We can arrange a planning consultant to help.

Payments in stages

You pay a deposit when you accept, then stage payments as the work progresses, and the balance at practical completion, when the work is finished and ready to use. On longer projects we issue valuations weekly or fortnightly, so payments follow progress on site. The amounts, stages and payment times are set out in your quote or contract before you commit.

Balance at practical completion

On site

As main contractor, DSB8 manages the job: setting up the site, protecting the work areas, supervising the trades, removing waste and managing deliveries. If your street has permit parking, we'll ask you for one parking permit for the site team.

If you want to change something, we price it and you approve it before we do it. If opening up walls or floors reveals a hidden problem, such as rot or a concealed defect, we show you, explain the options and price the extra work before carrying on. The only exception is urgent work to make the building safe or protect it, such as temporary propping or weatherproofing. We'll tell you straight away and give you the cost as soon as we can.

Timings in your quote are estimates. They can change, for example because of material lead times, weather, approvals or hidden problems, and we'll keep you informed if they do.

Your part: choose finishes in good time, because waiting for choices can hold up the programme.

Handover and aftercare

At the end we clean the site, test and set up new systems, and pass on the certificates for our work. We can register manufacturers' warranties for products we supply, such as a new boiler, and we show you how new controls work. If you notice a problem after handover, email hello@dsb8.co.uk and we'll get back to you and, if needed, arrange a visit.

On top of your legal rights, we guarantee our workmanship for 1 year, and for 2 years on new builds and new roofs. Full terms are in your quote or contract.
